Starting your tenancy
The first thing you’ll notice about all our properties are the high standards of cleanliness and finish.
Before we let any home on the market we’ll have thoroughly checked to see if any repairs or decoration are required. In addition it will have been professionally cleaned (not just a whizz round with a hoover!) including all appliances.
We take care of the small but important things too. For instance, new legislation will soon make Carbon Monoxide detectors compulsory – we’ve insisted on installing them in all our properties for years.
Normally we require referencing fees, a deposit and 1 month’s rent to secure the property. You’ll then need to sign a Short-Term Tenancy Agreement (AST). When moving in you’ll receive a detailed written and video inventory – please take your time to check it thoroughly and don’t hesitate to point out anything you think needs addressing.
And don’t worry, we take care of notifying utility providers and local authorities, giving you one less thing to think about. Plus we give all our tenants one of our moving-in goodie bags, containing a selection of essentials and treats to get you off to a great start.
Most tenancies are for 6 or 12 months but we’ll always be flexible and take into account your individual circumstances if a different term is better for you. For short term tenancies, as an example where someone is relocating for work, we will be glad to help with providing stop-gap furniture, crockery and cutlery.
